These Terms & Conditions ("Terms") govern your use of the website and web application at https://www.stonecliffbarn.com (the "Service"), operated by Formenos Group LLC, doing business as Stone Cliff Barn ("we," "us," or "our"). By accessing or using the Service, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service.

The Service is private. Access is by invitation from the property owner only, and you must be at least 18 years old. You are responsible for keeping your sign-in email secure and for all activity under your account. Tell us right away if you believe your account has been used without permission.

You agree not to:

• Use the Service for any unlawful purpose or in violation of these Terms.
• Access or attempt to access another person's account or data.
• Interfere with or disrupt the Service or the systems that run it.
• Copy, scrape, or redistribute the Service or its content.
• Upload content that is false, harmful, or infringes anyone else's rights.

You keep ownership of the notes, photos, and other content you add to the Service. You give us permission to store, display, and share that content within the Service so the people at the property can see the work being done. You are responsible for the content you add.

Stone Cliff Barn sends text messages about property work: task assignments, reminders, schedule changes, and updates on reported issues.

• By providing your mobile number and agreeing to receive messages, you consent to receive text messages from Stone Cliff Barn at that number. Consent is not a condition of using the Service.
• Message frequency varies depending on your assigned tasks and activity at the property.
• Message and data rates may apply.
• Reply STOP at any time to stop receiving messages. Reply HELP for help.
• For help with text messages, reply HELP or email kyle@formenosgroup.com.
• Wireless carriers are not liable for delayed or undelivered messages. Delivery depends on your carrier and device and is not guaranteed.

We may change, suspend, or discontinue any part of the Service at any time. We may also update these Terms; if we do, we will update the effective date at the top of this page. Continued use after a change means you accept the updated Terms.

We may suspend or end your access to the Service at any time, with or without notice, including if you violate these Terms. You may stop using the Service at any time.

The Service is provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee that the Service will be uninterrupted, error-free, or secure.

To the fullest extent permitted by law, Stone Cliff Barn and the people who operate it will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of data or profits, arising out of or related to your use of the Service. Our total liability for any claim related to the Service will not exceed one hundred U.S. dollars ($100).

You agree to defend and hold harmless Stone Cliff Barn and the people who operate it from any claims, damages, or expenses arising from your use of the Service or your violation of these Terms.

These Terms are governed by the laws of the United States and of the state in which the property is located, without regard to conflict-of-law rules. Any dispute will be resolved in the courts of that state.
